. What does “Off-Market” mean on ADVSR?

“Off-Market” indicates that a property is not publicly advertised and should only be visible to an audience, that you control, inside the ADVSR network.

The listing will not appear on any public-facing pages and is not discoverable via search engines, social media previews, or shared public URLs.

This means that the only people who have the ability to see the listing are YOU, YOUR AMBASSADORS, and any clients your AMBASSADORS SHARE THE LISTING WITH.

In short:

Off-Market = private, advisor-only visibility + controlled sharing.


2. Why would I mark a listing as Off-Market?

Members typically select Off-Market when:

  • The seller requires discretion or does not want public advertising

  • The property is being quietly tested in the market

  • The listing is in an early pre-launch phase

  • The listing agent wants to selectively present it to trusted advisors only

  • It is a UHNW client or sensitive scenario requiring confidentiality


ADVSR is designed for collaboration, and off-market functionality supports sensitive deals while still enabling private advisor-to-advisor matchmaking.

3. Who can see an Off-Market property on ADVSR?

Only the following groups:

  • You (the listing owner)

  • Directly invited ambassadors you choose to share the listing with

It will not appear in general listing searches on the platform, i.e. Property Search, or Microsites

4. What changes when I select Off-Market for a listing?


When you switch a listing to Off-Market, ADVSR automatically applies privacy rules:


Visibility

  • Hidden from all public pages and search results; advisor microsites (e.g.elliotjones.advsr.ai, the PROPERTY SEARCH)

  • Hidden from your microsite

  • Hidden from any IDX feed to your website

  • Hidden from ADVSR discovery tools (Explore, homepage modules, etc.)


Sharing

  • Sharing links become private and access-controlled

  • Only users with permission can access the listing page

5. What happens if I switch a listing from Off-Market to On-Market?


Once you change the status to On-Market:

  • The listing becomes publicly visible on ADVSR, on your ambassadors microsites, and in the PROPERTY SEARCH

  • It appears in search, filters, and feeds.

  • It appears on your microsite.

  • Public link sharing is enabled.

  • It may appear in notifications or update emails.


This action is reversible.

You can set the listing back to Off-Market at any time.

6. Will Off-Market listings be included in performance reports?


Yes. You will still be able to view performance data in your listing performance dashboard.


Your internal dashboard will still show:

  • Views from invited advisors

  • Engagement from private sharing

  • Exportable data on interactions


None of this data is publicly displayed.

7. Can Off-Market listings be syndicated to partner brokerages or websites?

No.


Off-Market listings are not included in:

  • Syndication feeds (XML/IDX)

Their visibility remains tightly controlled.

8. Can I send an Off-Market listing to a client?


Yes.

You can send a private client link, which is:

  • Non-indexable

  • Not shareable over public channels (e.g. social media) by default

  • Watermarked with your details


Perfect for high-sensitivity UHNW presentations.

9 Does ADVSR store the property data even if it’s Off-Market?


Yes.

The listing is still processed normally:

  • It remains in your portfolio

  • You can archive it, edit it, or relaunch it

  • You can toggle Off-Market / On-Market at any time

  • It is included in your internal analytics


Only the visibility is restricted.

10. Does Off-Market affect collaboration or referral fees?

No.

All referral and collaboration mechanics work the same way.

The only difference is who can see the listing before those collaborations are initiated.
