I just uploaded an off-market property. How do I distribute it?

Off-market listings are difficult to distribute.

Strict developer agreements, confidentiality clauses, and privacy-focused clients often prevent public marketing, while limited personal networks restrict reach and slow buyer access. ADVSR allows off-market property to be shared privately with verified real estate advisors worldwide. Listings remain hidden from public view, are distributed only through trusted agents, and reach serious buyers without compromising discretion.


Step 1: Upload your property

Log in to your ADVSR profile and navigate to:

Properties → Add a Property

Complete the listing with accurate property information, images, and a clear description.

Avoid blurring or masking images. Reduced visual clarity makes listings harder for advisors to share and slows buyer engagement, even in off-market scenarios.


Step 2: Set the listing to off-market visibility

On the listing upload page, configure the following settings:

  • Set Marketing Strategy to Off-Market

  • Set Is Featured? to No

This ensures:

  • The property does not appear on your public microsite

  • The listing remains hidden from public discovery

  • Access is limited to private sharing only

Your listing is now protected from public exposure while remaining fully usable inside the network.

Step 3: Invite ambassadors using Discreet Marketing Permissions

Use ADVSR Search to invite advisors who match the buyer profile and geography.

When sending invites, select Discreet Marketing Permission and confirm Discreet Marketing as the action type.


This ensures:

  • The listing does not appear on ambassador microsites

  • No images or videos are publicly shareable

  • Sharing is limited to one to one conversations with qualified buyers

  • The listing is accessed only via a private, branded listing page link

Always include a short, personalised message with each invite to provide context, reinforce confidentiality, and offer further details on request.
